Roof Repair in FresnoStop the Leak. Skip the $25,000 Roof.

Most Fresno leaks are one flashing, one valley, or a blocked channel. $800 to $1,500, not $25,000. We find it free, record it, and show you before anyone quotes a price.

Straight numbers

500 to 600 roofs a year. More than a thousand appointments.

That’s across Fresno, Clovis and Visalia — not nationally, not across some franchise network. It’s the volume behind every opinion on this page.

It also means we see the same handful of Fresno failures over and over, which is why a diagnosis here takes an hour rather than a guess. And it’s why we can afford to tell somebody their roof doesn’t need replacing. One repair we talk ourselves out of doesn’t change our year. It changes theirs.

A single-issue repair runs $800–1,500. A full tile tear-off runs $25,000–40,000.

Those two numbers are the whole reason this page exists. If somebody quoted you the second one for a stain in one corner of one room, get a second look before you sign anything.

The big picture

The broken tile is almost never the problem

Uncut footage from a roof with one obvious broken tile — and the reason replacing it would have fixed nothing.

Water was coming in at every overlap, not in one spot, because the pitch flattens out below what that tile is rated to shed. Replace the cracked tile and the roof still leaks everywhere it was leaking before.

This is what a free inspection actually gets you: the cause, on video, before anybody quotes you a price.

What you get

Every Fresno repair call, the same four things

A recorded inspection

We go over the roof and into the attic, and we record what we find. You watch the footage and keep it, whether you hire us or not.

Free for homeowners →

The actual cause, not the wet spot

Water enters at a failed detail and travels before it drops through a ceiling. We find the entry point, which is why our repairs don’t come back as somebody else’s callback.

How we track down a leak →

One written price

Flat rate, agreed before anyone starts, and the same price whoever is standing in the driveway. Nothing gets added quietly once the tile is off.

Licensed, bonded, insured →

A repair built to outlast its warranty

Repairs carry a workmanship warranty of up to five years. The work itself is built to the life of the material around it — twenty to fifty years — because a repair that only lasts as long as its warranty was never a repair.

What the warranty covers →

Fresno specifically

Nobody told you a tile roof needs servicing

Fresno is tile country. Street after street of concrete tile on 1980s and 90s tract housing, and almost every homeowner on those streets believes the same thing: tile lasts forever, so there’s nothing to do.

The tile does last. Fifty years and more. What nobody mentions is that everything around the tile — the valleys, the underlayment, the battens holding it all up — does not.

Debris collects under and between tile. Water stops running where it’s meant to and starts sitting.

That’s the single most common thing we find on a Fresno repair call. Not storm damage. Not a worn-out roof. Twenty or thirty years of needles, leaves and dirt packed into the places water is supposed to travel, and the damage that follows underneath.

It also changes what the right answer is. On a tile roof, one leak is usually a repair. But repeated leaks in different places usually mean the underlayment beneath good tile is finished — and that’s a lift-and-relay at $14,000–20,000, not a $25,000–40,000 tear-off with new tile. Fresno is the one market where that distinction is worth the most money, and it’s the one almost nobody explains.

If you’re on your third patch this winter, here’s when patching stops making sense. We’ll tell you when you’re there.

How it goes

From your call to a written price

1. You call

Answered by a person, any hour, in English or Spanish. If water is coming in tonight, say so — that moves you up the list and we’ll do an emergency temporary repair to stop the damage.

2. We come out

Same-day estimates on most jobs. We go over the roof and into the attic, because the stain on your ceiling is rarely underneath the failure.

3. You watch what we found

Recorded footage of the actual failure, watched with you. Not a verdict delivered from the driveway. You keep the video either way.

4. One price, in writing

Flat rate before anything starts, including what happens if we open it up and find more. Then we do the work, and clear the site before we leave.

Debris where the water should have been

Broken tile beside a valley, and underneath it years of needles and dirt packed solid into the channel. Nobody had touched that roof since the house was built, because nobody had ever told the owner it needed touching.

That’s the most common call we take in Fresno. The tile is fine. The path the water is supposed to take is completely blocked, so it goes somewhere else instead — sideways, under the tile, into the structure.

Twenty-eight hundred to clear it out, replace the broken tile and put the detail back so water runs where it was designed to. No replacement, no tear-off.

Rotted battens under good tile

The photo at the top of this page is this job. The tile came off intact — decades of life left in it. What was underneath had given up entirely: underlayment torn and brittle, battens rotted through where water had been sitting.

We rebuilt the section properly. New underlayment, new battens, the damaged wood replaced, and the same tile relaid over the area that had failed.

Thirty-five hundred dollars. The rest of the roof was left alone, because the rest of the roof was fine. This is the job a lot of companies quote as a full replacement, and it is one of the most common things we find in this city.

Fresno roof repair questions

How much does a roof repair cost in Fresno?

Most single-issue repairs land at $800–1,500. Larger repairs covering several areas, or needing batten and underlayment work like the $3,500 job on this page, run $2,000–4,500. The inspection is free for homeowners and the price is written and flat-rate before anything starts.

My tile roof is leaking. Does that mean a new roof?

Usually not. Concrete tile runs fifty years and the tile on most Fresno homes is nowhere near finished. One leak is normally a repair. Repeated leaks in different places usually mean the underlayment beneath the tile is done, which is a lift-and-relay at roughly $14,000–20,000 rather than a $25,000–40,000 tear-off with new tile.

The stain is in my hallway. Is the leak above it?

Rarely. Water enters at a failed detail, runs along the deck or a rafter, and drops through the ceiling somewhere else entirely. That’s why we inspect the roof and the attic rather than guessing from below, and why repairs based on where the stain is so often fail.

Water is coming in right now. Can you help today?

Call and say so — the phone is answered around the clock by a person. We do emergency temporary repairs to stop the damage, then schedule the real repair properly rather than rushing it in the dark.
