Swapping the cracked tile would have taken twenty minutes and solved nothing, because the water was never coming in through the crack. That’s the difference between a roofer looking at a roof and somebody pricing the thing you pointed at.

These are two different houses. They are also, in every way that matters, the same job at two different stages.

One tile out of line — $2,500

One tile has slid down out of its course and come to rest on the flashing below. From the street you’d never see it. No homeowner has ever picked up the phone about it.

Tiles slip because they were never properly secured when the tract went up. Once one moves, the course above has nothing holding its edge, and water starts running under the tile instead of over it.

Twenty-five hundred, and most of that isn’t the tile — it’s the full maintenance visit around it. Tiles reset and secured, channels cleared, every detail on the roof checked while somebody was already up there.

Nobody looked — $4,500

Different house, same tract, same detail. Nobody caught it at the tile stage, so the water kept going where it had been going, and by the time we lifted anything the wood underneath had gone soft across several areas.

No storm did this. No hail, no wind event, nothing anyone could have insured against. A fixing detail that was wrong the day the house was finished, quietly wetting wood that was never supposed to get wet.

Forty-five hundred to cut out the damaged decking, rebuild the underlayment beneath and relay the tile over the areas that had failed. Still a repair, and still a long way from the tear-off somebody else would have quoted.

Two thousand dollars separates those jobs, and the only variable was how long it sat. That’s the entire argument for looking at a roof you don’t think has anything wrong with it.
