The actual problem
The roof isn’t your hardest constraint. Staying open is.
Any competent contractor can install a membrane. What decides whether a project works on an occupied building is everything around the roofing: when crews can be on the deck, which areas come out of service and for how long, how noise and dust are controlled, and whether the people who use the building notice.
That is the part most roofing companies have never had to solve, because most of their work is on buildings that can be emptied.
We have worked on a regional hospital campus, a tribal resort casino and recreational venues, and we were recently awarded a major entertainment development in Fresno. In every one of those, the building kept running while we worked.
Phased schedules so only a defined section is ever open. Night crews where daytime work is impossible. Dust and noise controlled at the source rather than apologized for afterwards. Access routes for tenants, staff and guests planned before the first roll goes down, not improvised on day two.
If you are responsible for a building that cannot stop, that is the conversation worth having first. The membrane specification is the easy part.

The layers nobody sees are the ones that decide the roof
The photo at the top of this page is gypsum cover board going down before the membrane. It adds fire resistance, impact resistance and a stable substrate for the sheet above it.
It is also the kind of thing that quietly disappears from a competing bid, because nobody in the building will ever see it and the roof looks identical without it on handover day. It stops looking identical the first time somebody walks a rooftop unit or drops a tool.
Above it: single-ply membrane with heat-welded seams, terminated in clad metal at every edge and penetration. Welded seams fuse the sheets into one piece of material. Adhesive-bonded seams age, release, and do it where water sits longest.
Insulation is specified to the building and to Title 24, which is also the single biggest driver of what the roof costs.
Scope that gets missed
Everything on the roof is part of the roof
Rooftop units, ductwork, curbs, drains, scuppers, conduit, satellite mounts. On a commercial building there is a lot of it, and all of it has to move or be reworked before a new roof can go underneath.
We handle that in-house. Units come off, ductwork comes out, new curbs go in where existing ones sit too low, and everything goes back — without you coordinating a roofer, a mechanical contractor and an electrician who each blame the other for the schedule.
Drainage gets corrected rather than covered. A roof that ponds was either built without adequate fall or has drains that stopped working, and a new membrane over standing water is a newer roof with the same defect.
We would rather price the whole scope up front and lose on number than win on a number that was never real. A recent commercial project of ours came in around $35,000 including the unit and ductwork work — and it was one price, agreed before we started.

Insulation requirements and Title 24 compliance move that number more than any other factor, which is why commercial roofs are estimated per project rather than quoted from a rate. Deck condition, rooftop equipment, drainage corrections, access, phasing and out-of-hours work all affect it as well. Every price is written and fixed before work begins.

Can you work while the building stays open?
Yes, and it is most of what we do on commercial projects. The method is phasing, so only a defined section is ever open, combined with night or off-hours work where daytime is impossible. Access routes, noise and dust control are planned before we start.
Do you self-perform, or subcontract?
We self-perform roofing with our own crews. Specialist trades are brought in only where a scope genuinely requires them. We do not broker the work out.
What’s your bonding capacity?
Confirmed per project rather than published. Tell us the project and we will confirm bonding for it directly.
Do you handle the rooftop mechanical equipment?
Yes. Units, ductwork and curbs are handled in-house as part of the roofing scope, including new curbs where existing ones sit too low. You are not coordinating separate trades.
Will you coat our existing roof instead of replacing it?
Only if the roof genuinely supports it. On an old or failing roof a coating is a band-aid that costs more over the life of the building, because you eventually pay to remove both. We will tell you plainly which situation your roof is in.
What warranty comes with it?
A workmanship warranty from us plus the manufacturer warranty the system qualifies for, which our certifications extend. Commercial warranty terms are set per project and confirmed in writing before work begins.
