Shingles laid over insulation
This roof had no solid deck under it. The material was installed over insulation, which is not a roof deck and was never going to hold fasteners or carry a load.
There is no version of this that passes inspection. Whoever did it either never pulled a permit or knew nobody was coming to look. Either way the homeowner paid for a roof and received a covering.
When we tear one of these off, everything goes — down to a proper deck, then built back correctly.
An air conditioner set down and left
A rooftop unit needs to be roofed in — flashed, curbed, tied into the system around it so water runs past it instead of into it.
This one was set on the roof and sealed around the edges with mastic. That is a repair material being used as a permanent detail, and it fails, because sealant is not flashing and never was.
We handle rooftop units and their ductwork ourselves, which is why this gets found and priced rather than worked around.
The worst one
350 broken tiles, hidden under solar panels
Bakersfield is hot, so it has a lot of solar. And solar goes on whatever roof is already there, including roofs that had no business taking an array.
On one house we took the panels off and counted roughly 350 broken tiles underneath. Not weathered. Broken — walked on, levered, cracked during an installation, and then covered over by the panels that caused it.
The homeowner had no idea. You cannot see under an array from the ground, from a ladder, or from anywhere except by removing it.
We removed the array, repaired the roof properly, and reinstalled the panels with the electrical handled in-house, so one company was responsible for the whole thing rather than a roofer and a solar company pointing at each other.
