If you were quoted a new roof, read this first

Drive north Fresno, Clovis, Bullard, Woodward Park, out toward Sanger and Selma. The tract housing that went up from the mid-eighties onward is nearly all concrete tile, and that tile has fifty years in it.

The felt underneath gets twenty to twenty-five in this heat. Then it’s finished, and the roof starts leaking while looking perfectly healthy from the street.

That’s why so many Fresno homeowners get quoted a full tear-off for a roof that needs the underlayment replaced and the same tile put back — ten to twenty thousand dollars apart. It’s the single most common thing we correct in this market, and the only way to know which one you’re looking at is for somebody to lift tile and check.

Every one of these could have been sold as a replacement. None of them needed to be.

The ceiling that came down

She called because something in her kitchen ceiling had collapsed. We went out expecting a repair.

When we opened the roof up, the whole thing was compromised — extensive dry rot across a large area. She had already financed a full replacement, and then an emergency came up and the money was needed elsewhere.

So we repaired the failed section properly and stopped there. Six thousand dollars instead of the replacement she’d financed. Because that roof sits under trees and collects heavy leaf load, we set her up with recurring maintenance visits for the next three years so it doesn’t get to that point again.

Where the patio meets the roof

Extensive leaking along the transition between a flat patio cover and the main pitched roof. That junction is one of the most common leak points on Fresno homes and one of the most commonly done badly.

We tied the two systems together properly and re-shingled the affected area. You can see the new course running along the transition. Nothing else on that roof was touched, because nothing else needed touching.

The air conditioner somebody else installed

The unit had gone in without the roof being properly detailed around it, and it leaked. Not a roofing failure — an HVAC installation that nobody had roofed back in.

We stripped the roofing around the unit, put ice-and-water shield underneath, flashed it correctly, secured the stand the way it should have been, and matched the existing shingle color close enough that you have to look twice to find the repair.

That kind of job is why we handle everything that penetrates the roof ourselves, including solar mounts and rooftop units. Nobody gets to point at somebody else.

Do you actually have an office in Fresno?

How fast can somebody get here?

We estimate same day. If water is actively coming into the house, say so when you call or in the form — we do emergency temporary repairs to stop the damage while the real repair gets scheduled.

My roof is tile like everyone else’s around here. Do I need a whole new roof?

Probably not. On most Fresno and Clovis tract homes the tile is fine and only the underlayment has failed, which is a lift-and-relay rather than a tear-off — a difference of ten to twenty thousand dollars. Somebody has to lift tile to know, and that inspection is free.

Do you cover Clovis, Madera, Sanger and Selma?
