The room that never cools

You probably don’t have an air conditioning problem

One bedroom upstairs is always hotter than the rest of the house. The AC runs constantly through July and never quite wins. Most people conclude the unit is undersized or failing.

Then they replace it, and the room is still hot.

A Valley attic reaches around 140 degrees on a July afternoon. That is a slab of heat sitting directly on top of your ceiling, radiating down all day and half the night. No air conditioner is designed to fight that. It is designed to cool a house, not to out-run an oven in the roof space.

Fix what’s above the ceiling and the room below it changes.

There is a second cost that nobody connects. That same heat is what kills roofing underlayment early — it cooks from above and below at once, which is why felt that should last thirty years is finished at twenty-two on these houses. Ventilation is not just a comfort item. It is what makes the next roof last.

The part most people get wrong

Ventilation is two halves, and one is usually missing

Air has to come in low and leave high. Intake at the eaves, exhaust at or near the ridge. That is the whole system, and it only works as a pair.

What we find constantly is exhaust with nothing feeding it. Ridge vents, turbines, powered fans up high — and blocked or non-existent intake down at the soffits. It looks ventilated. It is not moving air, because air will not leave a space it cannot enter.

Sometimes the intake was never installed. More often it was installed and then buried — insulation blown over the eaves, or soffit vents painted shut somewhere along the way.

So the first thing we do is establish whether the intake exists at all. Adding more exhaust to an attic with no intake is the most common thing sold in this market, and it does very little.

Why we look at everything

We were called out for ventilation and found rodents in the ductwork

Straightforward job on paper. The homeowner wanted more ventilation added, we went up to work out what the attic needed.

What we found was holes chewed through the flexible ductwork. Rodents had been in there, and the ducts were leaking conditioned air into the attic space.

That changes the whole picture. A house losing cooled air into the attic will feel exactly like a ventilation problem — hot rooms, an AC running constantly, high bills. Add ventilation without finding the duct damage and the homeowner spends money on a real improvement that does not solve what they actually called about.

Ductwork is not our trade and we do not pretend otherwise. What we do is find it, record it, and tell you, so the right people fix the right thing.

Intake is scoped per job because it depends entirely on what your eaves look like and whether anything is already there. If you are having roof work done anyway, this is dramatically cheaper to do at the same time — the access is already paid for.

What actually helps

Four things, in the order they matter

Intake first

Vents at the eaves so air can enter. Without this nothing else in the attic works properly, and it is the single most commonly missing piece.

Exhaust to match

Ridge vent at roughly $20 a linear foot, or another exhaust type suited to the roof. Balanced against the intake rather than simply added on top.

Whole-house or powered ventilation

A $1,500–$3,500 upgrade that moves serious volumes of air and pulls the heat out at the end of the day. This is where people notice the difference fastest.

Radiant barrier

$2–$4 per square foot. Reflects radiant heat before it loads into the attic in the first place, rather than dealing with it afterwards.

Insulation

$2–$4 per square foot. Old insulation that has been compressed, disturbed or contaminated does not perform, and removal runs $3 per square foot before new goes in.

Fix what the attic reveals

Daylight where there should be none, staining on the sheathing, chewed ductwork. The attic tells you what is happening to your roof, and we record what we find.

If you’re re-roofing

Do it now, or pay for the access twice

Here is the mistake that costs people a roof. Somebody strips the old roof, lays new underlayment, puts the covering back, and never touches the soffits. Same house, same attic, same 140 degrees.

Twenty years on you are standing in the driveway holding the same quote you are holding today.

Ventilation is part of a roof, not an upsell attached to one. On a tile roof restoration or a full replacement, correcting the intake and exhaust while the roof is open costs a fraction of what it costs to come back for it — and it is the difference between the next underlayment reaching its rated life and cooking early.

Frequently asked questions

Will this actually lower my power bill?

It should help, and how much depends on your house, your insulation and how you use the AC. We are not going to put a percentage on it, because anyone who does is guessing. What we can tell you is what your attic is doing now and what would change.

I already have vents on my roof. Isn’t that enough?

Only if there is intake feeding them. Exhaust without intake is the most common ventilation fault we find, and it is why plenty of houses with visible vents still run hot. That is one of the first things we check.

Do I need this if I’m getting a new roof?

You need it more. The reason underlayment fails early here is heat, so a new roof over an unventilated attic starts the same countdown again. Doing it during the roof job is also far cheaper, because the access is already there.

Do you do this without roof work?

Yes. Ventilation and insulation are sold on their own, and plenty of our attic work has nothing to do with a roofing job.

Do you work on ductwork or air conditioning?

No, that is a separate trade. If we find damaged ducts or something else outside roofing, we record it and tell you so you can get the right people. We would rather you knew than not.

My insulation looks old. Does it have to come out?

Sometimes. Insulation that has been compressed, disturbed or contaminated does not perform at its rated value. Removal runs $3 per square foot and new runs $2–$4. We will tell you honestly whether yours is worth replacing or whether adding to it is enough.
