What fails here
Sacramento roofs rot at the edge, and it usually starts with the gutter
If we find dry rot on a Sacramento house, the odds are good it’s at the eave. Not in the middle of the roof, not around a chimney — along the bottom edge where the gutter is.
Fascia gutters are used heavily around here, and they get mounted to the fascia board as a straight run of metal. The problem is that fascia boards are rarely straight. They bow. And when you fix a perfectly straight piece of metal across a fascia that has a bow in it, you create a dip.
Water finds that dip and stops. It sits there instead of running to the downspout, week after week, against the edge of your roof.
There’s a second half to it. The back of the gutter has an apron that goes up under the roofing, and the roofline is what actually determines where water goes. If the gutter has been hung to its own line rather than the roof’s, water is getting behind it from the day it was installed. Add a run that isn’t sloped properly toward the downspouts and you’ve built a trough that holds water at the most vulnerable part of the roof.
None of this looks like anything from the ground. The roof appears fine. The rot is at the eave, behind the gutter, and the first sign is usually a soft fascia or a stain on the soffit.
So when we inspect a Sacramento roof, that edge is the first place we look, and it’s the reason we look at gutters at all on a roofing inspection. Finding it is a different job from fixing it, and it’s where most inspections stop short.
A Sacramento job

This was a gabled roof where water had nowhere to drain properly, and it had been that way long enough to do structural damage. By the time we opened it up, there were broken rafters.
That is not a roofing problem you solve with better shingles. The framing had to be repaired and new decking installed before anything went back on top. The job came in at $16,500.
It’s the clearest version of the point on this page. Drainage failures don’t announce themselves. They work slowly at the edge and underneath, and by the time somebody notices, the cost has moved from a repair to a replacement.
What it looks like finished
Same roof principle every time: sound deck, correct underlayment, penetrations flashed properly rather than sealed over, and the details at the edge done so water actually leaves the roof.
The pipe boots in this photo are new. So is everything under the shingles. That’s the part you’ll never see from the driveway and the part that decides whether you’re back up here in eight years.
Tile roofs
Nobody maintains a tile roof until it leaks
Lift the tile on a Sacramento roof that hasn’t been touched in twenty years and this is what’s underneath. Years of debris packed into the run, sitting exactly where water is supposed to be moving.
Tile roofs get treated as maintenance-free because the tile itself is. The tile is fine — concrete tile lasts fifty years. What’s underneath it doesn’t, and debris shortens that further by holding water against it.
When the underlayment goes and the tile is still sound, the answer is usually lifting the tile and replacing what’s under it rather than a full tear-off. That’s ten to twenty thousand dollars of difference on the same roof.

Sacramento has old, big trees, and they are hard on roofs. Limbs come down, branches drag across the surface in wind, and the shade and constant leaf drop keep sections damp that ought to dry out. Storm damage here is often tree damage.
The second one has nothing to do with the weather. Insurers have been leaning on homeowners over roof age and condition, and plenty of people are getting told to replace a roof to keep their coverage.
That’s a legitimate reason to replace a roof. It is also a situation where you should know exactly what your roof needs before you spend, because an insurer’s letter is not a diagnosis.
