What actually fails here
Sealed is not the same as flashed
Look at the two job photos further down this page. One is a rooftop unit with mastic troweled around the plenum. The other is a metal patch beside a solar array, smeared over the top. Different houses, different trades, same instinct: something was leaking, so somebody put goo on it.
Sealant is not a roofing detail. It is a consumable. It has a service life measured in a few years, it is working against sun and thermal movement the whole time, and when it lets go the water goes exactly where it was always going to go — except now there’s a layer of hardened compound on top making it harder to see and harder to fix.
A proper penetration detail works because of how the metal is formed and lapped, not because of what was squeezed into the gap afterwards. That is the difference between a repair that lasts twenty years and one that gets you to next winter.
